What it does
- Repairs — the tenant describes the problem; it works out the property, room, urgency and trade, and sends you a tidy summary with a job number.
- Contractors — briefs them, collects price and availability, and puts the quote in front of you. You reply Y.
- Emergencies — a gas smell or a burst pipe gets safety instructions in seconds, and you get told immediately.
- Compliance — gas safety, EICR, EPC, licences and alarms, with reminders before they lapse.
- Rent — connect your bank (read-only) and ask "who has paid this month?" in plain English.
- Finding tenants — writes the advert, answers enquiries day and night, books viewings into your diary, takes previous-landlord references and ranks applicants on lawful criteria only.
- Paperwork — occupation contracts and notices as Word files, plus straight answers on Welsh and English landlord law.

Honest limitations
It is not an emergency service — gas, fire and flooding go to 999 and 0800 111 999.
The assistant uses AI, which can misjudge things, so legal answers are general guidance and drafted
documents need checking before you use them. You stay in charge of every decision and every payment.
